Seems to me a lot of big players spend 6 figures per month on sophisticated marketing campaigns and dominate the market with another smaller group who do a few deals a year followed by about 90% of "wholesalers" who don't do anything.So I'm curious, why wholesaling?

Studio fourplexes barely exist in any of these areas, but a fourplex of one to two bedrooms that needs renovation might go at that price.I'm not sure that you are correct that most people use Airbnb in small groups.

We also have a meet up group in Atlanta once a month. 

I have a duplex in Courtenay BC and had good luck with joining the area Facebook groups.

This has been difficult because of my hours and immediate friend group being in a different mindset.

Wix.com for a website if you want to take direct bookings and save on fees, keep your cleaners happy (pay them well and tip at Christmas, etc), join the Smoky Mountain Owners Facebook group which is chock full of helpful people.Oh, and if your HVAC unit is more than 6-7 years old just replace it.
