If they're having problems paying the rent then most likely an eviction would proceed on those grounds. 

Agree that the Roth IRA is a nice idea (wish I put in more when I was young and qualified on income, eligibility phases out if you make too much)....And you are clearly a budding landlord, already renting out a room and on BP, so saving for the second rental property down payment sounds like an idea.

Perhaps that has to do with OP comment about limits of 10% distributions each year.We are in the growth phase of REI and are thinking down the road, perhaps 20-25 years, when we may want to liquidate our properties for whatever reasons.  

Still in the planning phase but would be held on the same day each month in Canandaigua or Victor depending on how far and wide the interest is.Please comment below if you would be interested in participating in such a thing if I were to start it.Thanks,Mike

They are your eyes on the ground there and are key to making sure your tenants are good and qualified (to minimize evictions) and happy (so they stay and you have less turnover).  

I've been thinking a lot about how to get my real estate business off the ground and I came up with an idea I think is really great.

In fact I'm really not in the least bit phased.

@Diane Manders I have been looking into the Pittsburgh market myself-tons of potential based on my research and boots on the ground in B- C neighborhoods so around $50-70k per.

Brighton, Medford, Watertown, and Jamaica Plain are areas I've been drawn to in my short time here, but I plan to continue my on-the-ground scouting of different areas over the coming months.

Be very prepared to stand your ground with courage and faith.
