Agree that the Roth IRA is a nice idea (wish I put in more when I was young and qualified on income, eligibility phases out if you make too much)....And you are clearly a budding landlord, already renting out a room and on BP, so saving for the second rental property down payment sounds like an idea.

Perhaps that has to do with OP comment about limits of 10% distributions each year.We are in the growth phase of REI and are thinking down the road, perhaps 20-25 years, when we may want to liquidate our properties for whatever reasons.

They are your eyes on the ground there and are key to making sure your tenants are good and qualified (to minimize evictions) and happy (so they stay and you have less turnover).
