If you buy right, you can hit the ground running and just start collecting $, but they tend to be expensive when buying turnkey per se. 

Also, look for groups that have boots on the ground in each market that know the specifics of investing in that area.How many loans have you closed in this month?

I'm an active investor located in northern Indiana and available for consulting/boots on ground, and/or partnerships.

The home had several safety issues, where multiple outlets needed to be grounded, all the windows were old / missing, cracks throughout walkway, water in the basement (inspector is not legally allowed to say mold exists, but noted several stains from water).

The only difference is you need to communicate with Realtors, (boots on the ground) clients, and title companies/attorneys.

I'd like to mix it up between BRRRR and flips.I know basically every decent market is competitive right now, but I don't mind the grind, I'm looking to connect with agents now, and hit the ground running in January!

If you had a property locked up that was cash flowing, and the renter leaves after the contract is signed, is that grounds to re-negotiate the offer?
