The house makes $970 pr month with room to raise the rents.

Is there any room for any deal here?

The cash flow is good and there's room for improvements as well.

From the current rents I can see on kijiji both for renting a house on its own or renting by the room I just don't see a premium in it.

I like to (if you have Direct Deposit) Deposit my check in to savings, then ONLY take out what is needed for bills, food and a little splurge (Starbucks, Dining out Etc.)

You can buy decent stuff online for about what a few month's rental on furnishings will cost you (figure about $500/month to rent a 3 piece bedroom set, couch, loveseat, dining set, and a couple of lamps). 

I'm relocating to Birmingham, Alabama in a couple of months and I want to do a lease option to purchase on my first home and rent out the two other rooms to tenants while I'm living in the third room.

Is there room to have more ordinary income?
