Parking was not an issue with my units, as they are both in the same building and each unit comes with 2 parking spots/storage unit.

You have to ask the question as a question.This question changes the status quo and puts the interviewer on the spot; which is something they are almost never in. 

They do sales the same day as the foreclosure sale, and I've seen guys there with iPads bidding there with Auction.com hats, but I dont see how they do the cash unless they are in touch with the lender and foreclosing attorney and the lender pulls the sale from the sheriff sale based on the larger bid, since you have to pay on the spot at the foreclosure sale (at least in Georgia) and I'm sure they aren't fronting those millions every first Tuesday for random online bidders.I've talked to them about selling some of my stuff, they do a 60 day contract, 3 auction kinda thing.

I know how to spot some of the more obvious, glaring problems when walking through a potential investment property, but what are some of the more subtle things to keep an eye out for?

Others who are in more of an acquisition mode may chime in with better in-the-trenches info on this.Tacoma is very interesting to me in terms of the numbers, and is likely where I will be shifting any future SFR investments, but admittedly I have no experience there; neighborhood matters perhaps much more than in Seattle.Someone replied to you from Bremerton on the Kitsap peninsula; another area that could be interesting (the one hour commute by ferry to downtown Seattle is gorgeous), but the constraint of ferry-only access from Seattle has always stopped me.
