Just get a list of the active members of your local homebuilders Association sometimes you can get their email addresses so I would email out my wholesale package and then visit each office in person.

From the little research I've done so far, there seem to be a lot of listings that aren't moving super fast. 

The seller is motivated and doesn't want to list with a Realtor but also isn't willing to sell at at a 30% discount because they know the house doesn't need any real work and is essentially already move-in ready.  

It seems that decent places would not even be listed for a day and they would already be sold.  

Any suggestions, tips, advice, don't-do lists that you all can offer would be greatly appreciated.

Hello Everyone, I've been prospecting/calling/bothering people in the Cobb/DeKalb/Fulton areas around Atlanta and I need an EXPERIENCED agent to refer listing leads to. 

How do I find a list of those homeowners who have been delinquent on mortgage payments.

I would find a local title company, get yourself a list of criteria, and ask them to give you a list of property owners. 

I am a commercial real estate agent in the Miami area with over $25 million worth of listings.
