I had absolutely no background in real estate or even any prior knowledge of the real estate industry prior to finding Bigger Pockets and so far it has been the greatest resource a newbie like myself could ask for.As far as goals go… Long term I would like to eventually generate enough income from rental properties to be able to only work as a nurse 2-3 days a week as a hobby as I genuinely love my job.

I have a real estate agent sending me properties that she already has under contract and she doesn't have any buyers, she is also charging a non refundable $5000 like New Western but she doesn't work for them or any other wholesaling agency that are like them, she works for a brokerage. my question is should I try to joint venture with her?

@Erik PeddleTaxpayers can exclude up to $250,000 ($500,000 if married filing jointly) of gain on the sale of a home if all three of the following are satisfied:1)The taxpayer owned the home for at least two years during the 5-year period ending on the date of sale,2)The taxpayer used the home as a principal residence for at least two years during the 5-year period ending on the date of sale, and3)The taxpayer did not exclude gain from the sale of another home during the 2-year period ending on the date of sale.

I basically acted like I owned the joint because I knew the bank wasn't going to do anything.When we finally closed 2-3 weeks later (hubzu was super slow getting signatures on title,etc).

They could reasonably ask for 30% of the commission percentage to help with their operating costs, so take that into consideration when looking at yourAlso in my state you can't accept a commission for something you personally own (different if it is in a LLC with joint ownership).
