If my property is a piece of shined up you know what, I'm going to pay in the form of net proceeds reduction but, if my property looks the same, is in the same condition and has the same characteristics as every other home on the open market, mine is going to sell at the same price the other ones are going to sell it.

@Enrique Jevons is a Pretty Awesome Property Manager, I'm not sure he is down in Federal Way.I don't invest locally but local accountants is a topic that is asked frequently at some of the meetups that I host, maybe some of our Buy and Hold people like @Alex Chin, or @Albert Bui, or @Jiri Vetyska might have some suggestions?

That different tenant may turnover more frequently, cause more damage, bring more nuisance calls, etc. to the point that the difference in return may disappear.

As mentioned previously in this thread, I think the biggest one is the condition of the property which is very hard to analyze using ML or other property characteristics that are hard to extrapolate from the available data.
