So answer your question, it depends lol Gene that's a tad high for average build quality at least for us.. we are more in the 100 to 110 a foot.. which includes hardy and slab granite custom cabinets engineer floors and full wrap windows and front sprinklered land scape and fence.. 

I understand that banks won't touch anything that needs renovations with a ten foot pole.

Hi All,I am currently interested in purchasing a property and I am looking for some possible ideas of what to put it the building.It is a 4500 square foot cape style building that was previously a medical office building.  

Not the risk/hassle of OOS, check.Note you could consider adding an ADU to your current RE but with a 4K foot lot it would likely need to be attached which may not address the wife's concerns. 

The only down side we don't like is if we apply in our personal names our personal credit will be used and I was hoping we could build the business on its own footing.
