I was talking to my banker in Hillsboro and asking them how the other builders are doing  and its slow across the board.. and I think what you seeing Is pricing finally starting to level off.. which will mean subs will have to quite jacking their prices and lumber will have to calm down or building is going to slow a lot .Now one thing that was floated at least in our area here is this was the first summer that many finally felt financially safe enough to go on that extended vacation that they had been putting off so foot traffic is way down.. and I know when I go to PDX I am usually parking on the very top floor :).. and airline tickets to Hawaii have doubled and tripled .. so we know demand is there. 

They still need drywall, flooring, kitchen, bathrooms, etc.

You are responsible for everything inside the unit, in other words what would it cost to rebuild the entire interior of the unit, flooring, paint, brand new kitchen, brand new bathroom etc.

At the end of the day I was able to have new flooring (carpet and linoleum) as well as paint in the entire house.

I'm thinking about pushing the soil back, and simply exposing the lower floor. 

which is easier to sell/rent Flats or multi floor TH style? 

Prorating the new flooring at 50%, they owe about $2000.  

Arlen - I'm told that it is pretty "hands off" as rental properties go, and I believe that for a couple reasons - very good reliable and clean tenants, and it's classified as a "luxury condo" for what that's worth.
