Born and raised in BC but thinking of investing out of province for my first investment rental property.

I'm looking for my first multi-family investment.

Based on the size of the building, it sounds like an older residential building that has converted back and forth several times over the years, making it more likely to encounter the issues mentioned above.

My wife and I are about to close on our first home.

I figure if I start out with a low maintenance property, I can lower the learning curve and decrease the stress of managing a business and rental property myself to allow me time to figure things out as I go along. 

Was it only free for the first month or is there something I'm missing?

A few at a time is totally okay.

I prefer buying during this time of year as the prices are usually lower and the competition is taking a nap because they generally do not want to move in the winter. :)Also, keep in mind that rent rates are also generally lower in the "winter" months so you may not get peak rent from your current home.
