Inspections are still taking place- so finishing up our roughs.- I cover water and gas for heat, so I am expecting those expenses to be a bit higher as tenants shelter in place.

Haven't been on here for a while, but here's how it shook out:HML gave me an extension, I switched RE Agents, found a buyer, Angel Investor came in with the cash to finish the project and everyone got their money back (except me, I took the L as punishment so I would never forget my mistakes).

He was a short-order cook and tracked grease in on his shoes every day, leaving a track right down the living room and bedroom carpet that could not be cleaned. $1800 in repairs and I had $300 from his deposit.Don't even use the deposit for anything when the tenant lives there.
