I have been lucky in long-term tenants, high and low end, but one SFH in my favorite neighborhood with golf course, pool, gym, etc., (same rent rates as 2 other rentals I have in neighborhoods nearby without those amenities), the tenants seem to only stay a year, much higher turnover so far.
