So I’ve been doing a ton of research on my market, analyzing deals, making connections etc.. and I have a partner who is suggesting that the deal be structured 65/35 in favor of him even though I’m the one finding the deal and all he’s doing is providing down payment funds.Am I crazy to think that this deal should be structured as him providing all the down payment funds and me doing literally EVERYTHING to be structured 50/50 in terms of profits?

Do I favor someone who has roots in the area (i.e., has lived locally longer) or who has more than one positive former landlord reference over someone who has a higher credit score or a perfectly clean record?

We then completed the title over into a LLC in the hopes we could still curry favor with HML with no luck.Then, over the course of the last 5 months, the scope of the project grew to twice what we had estimated as everything that could need replacing did.

As far as taxes go that's definitely something to consider because it's taxed as active income on a flip compared to a buy and hold which has more favorable taxation.

I'm in Florida, so numbers may not be exactly the same, but.... if you are not able to get around 70%-80% occupancy rate for a vacation rental either the property is not up to par, the management or pricing is off, or the location is not an STR-favorable destination.I also agree that for vacation rentals analysis you need to look at ANNUAL gross revenue, not an average nightly rate.
