The angle lake light rail station is one of the newer stations so I'd be curious if the station will bring in lots of developer $.

Ritch I saw you questions and I am looking to learn from the group, develop myself so I can be effective in real estate investing, and one day help new investors out like me.

Looking back at the last market crash there were several factors that contributed to it but the big ones included people were not being qualified for loans based on the reality of what they could realistically afford to pay back.

I will say, as a programmer, I built my own system that was comparable (better in some ways, not so much in others) in many ways to Dan's, but I didn't have online access to the Upset Bid sheets and that was a significant factor in my using his service.

When estimating my initial investment calculation for the purposes of estimating ROI, should I factor in just the closing costs into the equation or should I factor in closing costs plus all pre-paid/escrow items. 

The HOA's are definitely going to play a big factor in my decision making.
