I recently invested in a 5br property, and would like to utilize excel to keep track of the investment.

Flipping is certainly not relaxing, but if it helps build capital for a future buy and hold portfolio that is passively managed through various systems you put in place, then it could be an excellent means to an end.

As others have said, excellent questions for your CPA (or a new CPA who understands your structure and situation.

I include the scope of the project as far as what repairs need to be done, itemized budget for the repairs in Excel table format, and 3 neighborhood comps with pictures of those houses and descriptions talking about granite/ss appliances/tile floors/new roof, etc just like my project house will have.Everything is done in Powerpoint so I can make an excellent presentation using pictures and laying it out where I want it.

Instead if you only bought 1 property a year but it was a great property in 10 years you would likely have an a excellent portfolio.

The group has an excellent mix of experienced people (who have been investing for decades), people looking for new connections to expand their business, and brand new folks.Each session includes a 'haves and wants' section, where everyone in attendance can let the group know what they are looking for and what they have to offer.  

My tenants were excellent and they were here for a year.

The only downside is they won't give this to you in a nice excel spreadsheet, so you might have to play with some software or have a lot of fun doing manual data entry.The final thing I try if the county won't help is to look at neighborhoods where I know lots of mobiles exist and fit my requirements (just from driving around and looking at them on Zillow or MLS you can find where these exist).  

Play with excel and move timelines, it should come out 2-4, if not, just move stuff around.
