Even though technology should have made the MLS virtually obsolete today, it persists because of the realtor associations.

I am interested to see if lowered interest rates even helps affordability or just raises prices.

Hi All, I've been a real estate agent for 8 years and picked up a single-family rental a couple of years ago, but have never really gotten into the investing side of things myself even though I have several investor clients (foolish, I know).

1 thing I would say is even in Baltimore inventory can be an issue. 

When the interest rates do go down, I should be able to reduce the deficit or may be even break even.

Feels like its smart to sell because if i pay for a new roof or hvac my cash flow will take a long time to get me even on that out of pocket.
