I probably have an advantage being in the business and knowing how things work...my take is that I know where to put my focus and energy, so I need an agent that can perform without a lot of guidance...I'd be curious what others say here...always an interesting question! 

Should I find a willing real estate agent to find possible flips Should I be looking myself using a realtor or Zillow what is the most efficient and effective way just to purchase your first flip??

I think the website is great and is a very efficient vehicle for investors like us that want to invest out of state because they are able to connect the investor to all of the moving parts such as insurance companies, banks, property management companies, etc. in order to acquire smoothly.

It has 4 units: 1 unit is a 2/2, 2 units are 2/1 and 1 unit is an "Efficiency Studio" (I think that means it's very small).

i was thinking of lien position & Partnership agreement that describes the split and terms.is that an efficient way to go about it?
