The skeptic in me says this is a scam.  

Most of the problem loser tenants you encounter in your landlording career will be inherited tenants through a purchase .

I have been underwriting many deals in my market and have encountered a deal requiring loan assumption on a 20-unit apartment.I have many questions to ask, but I want to understand from here before meeting the owner's bank and outgoing owner.Q1. what are some of the fees besides assumption and processing fees to anticipate?

some other items like :detail home inspection - roof+basement ($299) eviction fees($250), civil penalties because tenant did not maintain the property - land lord (me) had to pay in civil fines - appx $300looking to see if anyone has encountered similar situation and opportunity to file these expense as expense ??

I've been an environmental lawyer for over 35 years and have encountered only one home tank that exceeded $100K and that was an extraordinary situation where there was pressurized piping with a diesel tank and where the consultant committed fraud by over-excavating the site. most home heating oil tanks will range from $10K to $20K with costs approaching $50K-100K where groundwater is impacted and used for drinking purposes.   

I have 0 pity for fools who do these kind of scams, and that's exactly what they are, scams and cons.

Please share if anyone has encountered this situation before.

I have yet to encounter an issue with land trusts.
