But I've never been a big believer in following arbitrary rules. :) I can get away with it in my own house, on a flip or rental I wouldn't try it.

and how it looks if you or they want to move out before the other (with you as owner, you cannot discriminate when you place new neighbors for them).Still use a rental agreement, and give both parties an easy out if it isn't working out.

Easy answer is to have your own set of criteria that makes a house a viable candidate, and some alternate relationships to direct those that don't fit your needs.
