He charges 1/3 of the amount he collects, plus any fees he incurs for court costs, serving the tenant, etc.

Also- you can redeem the ground rent, which means you can buy back the land for a small fee at closing.

Most condos don't appreciate much (especially in today's market), and I am seeing HOA fees continue to rise year after year.In terms of value added, it costs about $400/sq ft for a standard ADU here in San Jose, so it would be worth it only if you are in one of the highly sought-after neighborhoods.

In my estimation this would be a Denver Real Estate mastermind, where we meet regularly, discuss our current status, our goals, and help each other progress forward. 

This would avoid the $800+ LLC fee so long as you can avoid the classification of "doing business" within California.

Through this assignment agreement, you are transferring your rights to purchase the property to your buyer for a fee.
