If you are going to put in an offer on a house that needs a rehab, either you need to have a rough idea of the costs for labor and materials, or get a GC to walk the property with you and pick their brain on how they are pricing things out. 

Some properties require a whole lot more management time, effort, energy and brain power than others.

So between the Air BnB & wedding events, this property could generate some serious income.The price is just under the $1MM dollar mark, my hard money lender doesn't fund STRs, and family is not an option.So of course I'm racking my brain to figure out how to fund this...
