This year is a complete remake of the kid's room, with new bunk beds and furniture.

For what my family and I were looking for (4 bed/3 bath) we've would have been charged anywhere from $2K - $2.5K. 

I'll then import those deals into my "Bidding" app in Podio as I've got it setup to view the map location and automatically gives me the Google street image of each propertyThe Bidding app also gives me the Zillow estimates, bed, bath, year built, sq ft, etcIt then automatically pulls comps and a map of the comp locations, but I also run these through my Comp analyzer to give me the bottom and top 5 comps average which is a ballpark 'as-is' and ARVFrom there I run them through my portfolio pricing modeler to determine a price on eachI can generally do this within a couple of hours for a tape of any size.   

@Tracy S. so my thoughts on prices. 10% down and the stated down payment amount of $30k means a home valued at below $300,000. 5 bed/2bath and a basement and lots of off-street parking under $300K is a very tall order in this market.

Don't park on the grass.  24 houses and apartments, 84 beds.  98% of my renters are male contractors. 

I have spent the last 2 weeks painting, furnishing and feverishly buying bedding, towels and throw pillows.
