The bigger crap shot is selling a tenant occupied.

Not sure i would ever want to deal with an agent that pulls that crap with me.

After that I slammed every nickel I could get my hands on toward paying of my mortgages, STARTING WITH THE LOWEST BALANCE, not necessarily the highest interest rate.I also did without things that a lot of people thought were absolutely NECESSARY; things like new cars, cable TV, the latest and greatest electronic thingies like big screens, walkmans, funny ringtones on my cell phone (I didn't have a cell phone until '95) and crap like that.

So basically I was there early in the morning with my dump trailer and told them to clean up all their crap and hit road. 

Some appraisers suck and write off any comps you provide them as crap (even if theyre good) or occassionally you do get the appraiser that says oh crap these comps totally work better.

"You paid them" to do their legwork because they know 98% of the people who invested in the program will do 98% of the crap lead filtering (finding buyers, mailing at your own expense, follow-ups, qualifying, etc...).

I figure my time is worth more than finding a used appliance, making an appointment to see it, transporting it to the property, hoping it works on day one, hoping it works on day two...For the cost of appliances vs. my time, I would rather buy new appliances and have several years with less potential hassle than trying to save $200 on the front end, but potentially getting a call 6 months later from a frantic tenant who's losing their frozen meat because their used refrigerator crapped out.  

If the offer gets accept it just market the crap out of the deal and hope for the best...

They don't want to do all that crap.
