I guarantee you many people new to investing are going to find forms floating around on the internet that may work in the midwest but wouldn't have a prayer of holding up in a NY court. each state has different rules.

having money in the bank today, does not mean it will be there indefinitely. if you notice my profession, i'm a banker. i just saw a guy blow through $3-million that he had in his account in the matter of 4 months. there is no guarantee to the landlord that your money is going to be there. he obviously agrees, hence the double deposit.
