We did a full renovation and legally converted it to a duplex and it has been cash flowing nicely since.

The current duplex was probably converted from an original single family house plus an unpermitted addition.

You really need to check with your building department to see what the rules are for this and see if permits had not already been issued to convert it.  

Rent a placeTwo, buy a house or condo and use a Canadian property manager to rent it out, and they send me the dollars and I guess I convert them at a local bank.Three, I buy an AirBnB, and about six of twelve months, I "rent it from myself," and the other days my property manager would run it and send the money back to the U.S. 

Can it be converted to a duplex?

Used to own a vacation rental, which I since converted to a traditional rental here in Laguna Niguel.  

If you plan to rent by the room it will work the same way with a Condex as it will with a SFH and most of them were built or converted recently (last 20 years) so your maintenance will be less than the houses in the area, many of which were built in the early 1900's. 

They remind me of the prices seen at the Plaza Hotel, when that was converted to condos.

I have six units and the one that would be the most interesting is probably a SFH in Baltimore (21214) that we've converted into multiple units, including one Airbnb.
