I thought you were looking for lenders that would lend to consumers wishing to buy homes to occupy themselves.If you want to buy brand new homes to sell to consumers and need them financed for you until they are sold, 21st Mortgage does this all the time, as does Triad Financial Services.

Like - if there was a specific light fixture, or a specific luxury vinyl plank type you would want, would it be less time-consuming or cost-feasible to just get it yourself, or would it be better to just let the Contractor know exactly what kind of materials, and what kind of work you would want them to do?

You don't need to get your feet wet with SFHs, even if outsourcing all the property management, it will be extremely time consuming to identify the right market, find the property, close on the deal/loan, find the manager x the 50 properties you'll need to make up for your W2.
