Although to me plumbing and electrical are the most critical components of turnkey so it’s a bit concerning this came up on inspection for a turnkey property. 

I’m not concerned with making the most money out of my first investment, but rather getting it done and finding a good area to start building my portfolio.

If they decline to share, that is a red flag which would warrant walking away or at a minimum substantially reducing the price instead and basing the offer on your own numbers validated by third parties.

I truly appreciate people sharing their perspective that have more experience then I do.

Your lack of concern for what your lack of knowledge can do to them, hiding behind the false narrative that you are helping them with your "investment strategy" is going to land you in hot water some day.You don't need to justify your actions to me but let's just hope you don't get put in front of a judge to justify them to the courts.
