The market these days is such that the seller is probably comfortable with the idea of finding another  buyer that won't ask for such an addendum. 

Look on HomeAway at North Lake in Dexter--there is an interior designer's home listed there that is gorgeous.

Hagerty has a product designed specifically for commercial car storage and will even market our services to their clients as our coastal environment presents a huge risk to existing collections.

They fear pulling the trigger on a deal because they do not have enough info to feel comfortable. 

I always vote towards leveraging, but it's really an issue of your personal comfort level as to which is better for you.

It all comes down to vetting that C Buyer and having a comfort level that they can close.

That being said there are plenty of design build firms out there that are capable of that but don't expect all GC's to be ready to design your project for you. 

I love listening to the podcasts and even if the subject matter is something you aren't interested in, it helps to have a familiarity with all aspects of RE.Once you are comfortable with that, I am sure that there are plenty of posts here on BP that you can analyze yourself. 

I think you've just got to make a gut call and be comfortable with the prospect of losing with either option - either because you went all in, sent it to their only findable addresses and risked pissing somebody off, or because you chose to avoid that possibility and missed an opportunity.
