Hello Chase,Yeah I saw a few good properties out there. 

There are 4-5 rehab companies in town with signs plastered everywhere that are fixing up anything they can.I agree with Chase, Des Moines is a growing market with fairly high taxes. 1% deals are fairly easy to find but the numbers don’t seem to work and I’ve found a 1.5% deal is almost required to cashflow.

@Eric Chase Property taxes in Texas are higher than the majority of other states mainly because it is the primary source of income for the state and local government since we don't have a state or local income tax.

I benefit because she immediately moved out, I don't have to wait on the court system, and I don't have to chase her for years to garnish her wages.

Most of the big boys (Wells, Chase, etc.) don't have foreign national programs and other lenient type loan programs. 

If tenant wants out, they just leave and don't even think twice about the fact that they are still obligated on the lease...I'm not going to hassle chasing a tenant in these circumstances, assuming the place is in reasonable condition, I just re-rent and move on; on the other hand, if landlord wants out, landlord is stuck with tenant bs until the lease term runs.

You can chase down the small deals, help on the big deals, but I'd recommend learning everything you can about a single sub-market, single asset class.

You can chase leaks from one fitting to the next until you've rebuilt it anyways.
