Do the outlets/breakers trip and properly reset when you test them?

Can solve 85% of plumbing issues with that tool bag and not making a million trips out to the truck. 

Those HD/Lowes trips are a pain & a waste of time. 

Our goal this trip (we live out of state) other than supervising repairs from a fire in the front house are to upgrade some parts of the property to increase rents and attract better quality tenants as well as taking care of some upgrades as the property has been rented for 9 years to a variety of tenants.

It's a character trait and mindset of the shady with property IMO.Corporate slumlords are the worst and not on here sharing  They are also the biggest reason anti landlord laws get passed and tenant-minded protests erupt. 

You hear stories from the characters on BP renting out every room in their house and they would sleep on the couch, but would you be comfortable with that?

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.
