I was originally going to turn it into a duplex but with recent changes to STR laws I am choosing to keep as a single family for now.

After many changes in trajectory the move now is confirmed: I'm relocating to Toledo, Ohio by early 2018 - around February, to chase my Real Estate dream!

Did you change what's included -- and, pretty please, can you change it back?

It also meant changing out of my W2 clothes, into construction clothes at the job site and working for at least a few hours every night. 

I removed my last name, change location(which you have to have to post), do not index my name ( I think that blocks searches of my name), hidden email, because it contains my last name, and will make my "about me" more vague.Just searched my name and bigger pockets on internet explorer, and google. every post I had made.  

I will change that soon.I did check some local listing on NC and SC didn't find anything with cap rate higher than 10% .How did you find your property ?

See if the work was done right, before you go through the time and money to change the sq ft of the property. 

We don't need to deal with lease renewals and can change the terms of the rental agreement (including rent raises) with much greater flexibility.

They did list the house at $ 1200, higher for the area and recently changed it to $1100 on my instructions.

I called the city and they recommended to get the conversion inspected and make necessary changes/repairs to bring it up to code where needed to make the conversion permanent.
