Many home warranties require you to pay for upgraded coverage for items such as refrigerators and garage doors. 

A lot of times people underestimate these items, and even a paid off piece of real estate can go negative cash flow for a while if you have to complete redo a building system. 

Does anyone have a good recommendation for a place in Tallahassee when I can buy used appliances (Stove) that is in "like new" conditions for one of my units. looking for items where they may have a small scratch, or was an open box from a major store etc. 

Also, the benefit for me is that when I'm in Texas working on my self storage items, I could stay there (and my son loves the pool).

I got the owner carry for 5% and the second @ 5% 4 point on the back. 2 year balloon.

It's unfortunate, but appliances will soon become disposable items like radios and televisions. for any appliance older than 5-7 years, I consider replacement rather than repair unless it's a really simple, inexpensive repair.

It's my understanding that if I built an ADU, I could use it as a STR as long as my long-term tenants in the main house carried the license.
