Institutional money is still coming into the $5M and up price band, plenty of individual investors eager to buy MF buildings in the $1-5M price range.

There will ultimately have to be some sort of reconciliation with landlords in the end.It’s all over the map and a very individual basis.

I will be a beneficiary of this migration, but will suffer from these same individuals ignorance of how the US Constitution works.

Nothing wrong with an unlicensed person doing it, but a licensed individual cant do that.
