How about this: I hate getting calls from my PM telling me something is broken before they get a bid ( they only have to check with me first if it's going to be over $300).

You can also check and see how the utilities are broken up.

You've busted a water pipe and a couple days later your house is broken into and all your tools are stolen.At least the thief left us a new umbrella.

I'd rent it for one more year, and over the next 6-9 months update anything amazingly out of fashion, fix anything broken, clean or paint anything dirty.

First off they don't have the utilities broken out per unit, so that would be something I would want to change.

If all the steps are laid out right it can be great but once some of the steps are missing or broken it starts to take out the luster of the overall experience.

In order to make this whole thing work, I NEED to live in the property, much like what your situation seems to be, so hopefully everyone just goes on their way and don't leave me holding pieces of a broken lease/ unit.Best of Luck!
