And with all the new laws about equity stripping etc.. ( CA has them as well) I felt the exposure and risk was to great to continue. 

This has worked very well for creating cash flow while avoiding long term market exposure.

My $1M upper range would definitely have just been a bonus.

For bonus points, does anyone know of anyone that will work with a family that makes use of accelerated depreciation?

House comes with tenants, which was another great bonus, since I'll be overseas and won't be able to live in it for the next 3 years at least.

I do wanna say that having a real estate license helps a lot with both understanding the nuts and bolts of the transaction (real estate laws and contract laws) and also grant you access to the MLS (if you paid) and you get paid a commission even if you do deals for yourself (a little cash bonus).
