Prices in GP and Alberta still have room to drop, and you definitely should include expenses for CAPEX and Property Management just in case, which means your cash flow will be near 0.Basically if you are CF zero, you are betting on the market to go up for your increase, and it is not likely the market will do so for another year or more.I would say wait for the market to drop a little more or find a different market with lower prices and potential for better cash flow.

I think it's still the case here in Charleston County that you can add an accessory dwelling of up to 800 sqft as long as your lot meets certain minimum lot size requirements.

Sites like Zillow and RentOMeter say that my ask of $1400 for rent is near the top of the market for the area, but still reasonable for a unit of this size - and that is even without the basement.So does the basement effectively get thrown in for free?

The judge may have ruled your tenants have to pay back the court fee but it's a fairly sure bet that they are not likely to do this.
