You'll still want to talk to your tax man because you could still be at a 15% rate but you'll also have depreciation recapture of 25% so no matter how you go your success is going to bite you if you have to pay tax.At this time in the market if you're wanting to slow down I'd not recommend carrying paper or selling on a land contract.  2-3 years ago I would have done it and then prayed that the buyer goes delinquent.

Making sure you have the permits and that the building is up to code, otherwise when you plan to sell a new buyer may have to tear out the old work to meet their financing terms.

May I also recommend that you suggest the services of an appraiser for your buyers before they make an offer on a home instead of suggesting they wait for the bank appraisal to screw them over!
