@Ben M. it can vary between condo associations, but generally roof, grounds, common areas (including amenities), structure will be covered. 

Condo association owns the shared driveway and everything beyond the front wall of the house.

Here in the Coachella Valley we have 2 associations of Realtors and two MLS. 

I've found if you're just getting started, surveying the market and their associated CAP rates with public listings via brokers is not a bad start.
