You can potentially save money by subbing everything out and managing the project yourself if you have the skills for it.

Screening financial planners to find the right one is a rare skill, because most people don't do it that often.

Still, I am trying to hedge my bets regarding certificates of liability insurance for a more skilled but small job.

@Tyler Kastelberg it all depends on your goals, skills abilities and time available. 

If they've got the skills to do that job, sure I can buy that.

What is your skill set?

I grew up in residential construction in Florida so I know enough to know a) I don't have the skill to execute and b) the time to devote to GC'ing that work vs day job and other RE investing.

I figure it'd be a great way to learn more about the industry and also close some deals on the side for extra income to invest (my career is sales, so I figure the skills would transfer well).
