Sure, he also actively manages the investments (unlike the fund manager), but that's the easy part compared to the analysis of the business prior to purchase.So, while fund managers can't beat the market, that's more because fund managers aren't good enough at the business, not because it can't be done.Remember, Warren Buffett would be the first to tell you that diversification is the *wrong* strategy -- instead, get really good at something, and then repeat it over and over and over again.

However, it's for forfeited property on March 1, 2008, and/or on March 1 of a prior year, for failure to pay delinquent taxes, interest, penalties, and fees, be foreclosed in favor of this County Treasurer.This seems so old, however I talked to the county treasurer's office and they said this is the most up to date list they have and there will be a new list published in August.How are other investors getting to this info??

The biggest expense I tend to overlook when plannig a rehab is the hardware (nails, screws and bolts can get up there quick) and other necessry items like caulking and construction adhesive.
