My concern is that what if the existing shareholders don't want to sell the shares, then, will they become a partner in the deal or just continue owning the shares equivalent to the apt sq ?

One is in a rural area and the local authorities don't care unless there is a complaint filed, so officially illegal, but not a concern.

When i am uncertain about a new property and the rents it will fetch, i put out a craigslist ad with the address and whatever pictures i can get my hands on and market it for the rents i want. you should know by the response in a couple of days if the rent is too high or low.

Once you have an address of a property that appears to be in distress, you can go to the county assessor to find the owner (even online in some counties) for free (if you don't value your time), or you can use a paid service that will give you all the details right on your phone while you are standing out front, owner or non-owner occupied, value, comps, equity, vacant, even their phone number.
