However, when you search the internet, you find hundreds of posts and documentation talking about investors being so successful with it, big ones and small.

Hey @Blake King,  Sorry, but no one on this thread knows what they're talking about (except maybe that one guys with 20 sites or so - but even there he mentioned his SEO is not top notch). 

You're talking about going very big with your first property via the multi family or multi-unit new build route.

I am not sure as I have not done business in Fort Lauderdale but I assume he talking about licensing with the state DBPR - division of hotels and restaurants.
