Guys tend to focus on the what and how, ladies the why and feelings.   

Should have been a 4x6 (or longer) shower and a smaller Jacuzzi, a nicer size for a tub is actually smaller than a whirlpool you have on the deck or pool area, that were popular in the past, what is nice is having the tub in a deck space so the little lady can line up all the bath sauces, perfumes, soaking treatments and candles some like to have (while the stereo or big screen is on watching Love Story).

What I mean is prices have not come down below (or even near) the elevated levels seen in 2008 (prices rose like crazy from 2006-08).

A combination of being out of state (although I will be relocating to Memphis to stabilize the properties), being out of Fanny slots, being 99% cash flow focused (looking for 25-30 amortization not 15), and dealing with asset prices from 40-60k make this pretty difficult.I spoke with a lady at a local bank in Memphis yesterday and she suggested something I hadn't thought of.  

I work with a lady who has a duplex and she had an agency place a tenant for her in a unit she was renting.

They are a community bank here in Las Vegas and only have two offices in our direct area (off 215/Russell and Eastern/St Rose).

Now, I'm stuck because the course is over, I have a meet up with this lady in 2 days and I don't know how to write up a lease option to help her.

We got some great people in Bremerton and Whidbey Island, you should take a ferry across the sound and bring that lady of yours to one of our local meetups and hear the stories of people in Seattle doing it!
