We purchased it for $60,000 ( I raised 60K @ 5% for 6 months), I stuck $15,000 out of pocket for rehab which included a complete remodel of the interior, new roof, gutters, & soffits along with other misc repairs.

I purchased my first fixer rental property back in May this year for 220k$ and I totally remodeled by myself and now it's worth 300k.The house got rented very quickly for 1500$, with a cashflow of 300$ after all opex, capex expenses.

There are credit unions in my area that are offering a 1-2% interest rate for the first year on HELOCs.If you do get the HELOC, only use it for the purchase/remodel.
