I specifically state 30 days in my lease and I also warn tenants of the inaccurate idea that it will last 3 months.Since, you stated that is was a good tenant, I would send a warning letter that next time the tenant will be charged for repeating this behavior.And while alot of folks dislike the pleated filters because they clog easily, they better protect the AC coils.
