I don't know how many banks you have talked with but I would encourage you to keep talking to as many lenders as you can.

I was tying to be positive and encouraging but I wouldn't do a 1910 home for my first deal unless the plumbing, electrical, HVAC, roof, etc had been done in the past 30 years. 

When I listed FSBO - I always encouraged buyer's agents and stated an upfront 2%.

Now, I would encourage you to get a 2nd opinion though from another lender to make sure.

I would encourage you to do your own research on the topic.My best advice would be to continue working with the Canadians or find someone through BP in your local market you can help out and have a more integral role in their business.

I would also encourage you to search your local market in the BP search function and reach out to all of the local investors.
