The contract is an important tool to use, but there are a few other things you need to know about wholesaling.

We are still looking for our first deal, but BP has been an awesome tool for learning where to start.

Redfin is the primary tool I use as a wholesaler---if they have it in your area be sure to use their "Price Home" feature.

@Tyron McDaniel   I agree that we have a bargaining tool by evicting the tenants.  

I think having a licesne is a valuble tool but it is not necisarry to get one to invest in rental properties.

I'm in Canada so are there different tools that people use?

This doesn't work for every property but it is another tool in your belt. 

I've also got a 6x10 trailer full of equipment and tools that can do just about anything I need them to.

Also, any ‘pro-tips’ or tools you use to analyse an area would be very much appreciated.
