Last time I bought one, they were $40 at HD and $30 at Lowes for a different looking one.In the cities that don't require one, I put in the small ABC type that HD sells for about $18.

@Justin Moon Your argument is with the appraiser, I was just merely giving my opinion.Again you're still trying to argue the price per sq/ft without considering total price, which is my main point.

I believe @Marcus Curtis  is right on all he stated.From what I have read, Section 8 has been argued in court and the court determined that Section 8 money is not "income" so landlords are allowed to not accept it.

In any case I don't think anyone would argue that if you put $100k in a brokerage account invested in SPY and left it for 10 years, that it would outperform managed rental properties.

To a lesser extent, did the repair cost 2000 bucks ( not really relevant, but you could argue it as a reason for non-payment if the first 2 questions are true) if you haven't paid it yet, don't.
