If its something more major like a leak or no heat during winter, my people are going in there asap, tenant present or not, but of course we try to be reasonable and work with the tenant so they can be should they desire.

If you can get some of the "winter visitors" to do a 30+ day rental that could be good, but that only covers you for the winter and location really matters as well as accessibility on the house.

Since your in Tennessee (winter weather) have your gate test in the morning and send you an operational signal.

My favorite do good one .. was the mid west was having a hard winter.. tenant just had a baby..

He wants month to month so I'm just going to up his rent $50 a month and assess after this winter.

My first rental took a few months but it was really bad timing in the winter & in spring I had endless families/couples to choose from and it eventually worked out.
